A development application has been lodged for Reconfiguration of a Lot, located at 502 Church Road, Taigum.

Designed by JFP Urban Consultants, the proposal seeks a Reconfiguration of a Lot (1 lot into 50 residential lots, new roads, local park, drainage reserve and stormwater detention basin.

The proposal includes lots ranging in size between 350sqm to 1,190sqm, new 5,000sqm park, 3.129ha drainage reserve, 930sqm detention basin and new roads over the 6.728ha development site.

The proposed redevelopment will create a new road network from Church Road and Brushbox Street.

The planners at JFP Urban Consultants state, “The proposed encroachment sought represents a considered and justifiable development footprint that allows for Council’s strategic intent for a vegetated corridor along Cabbage Tree Creek corridor, along with the provision of a trunk park within the subject site. Without a development outcome such as that proposed, the highest and best use of the site would be the current, rural residential use, negating the potential for a vegetated corridor and the trunk park”.

“Importantly, as detailed in the enclosed Ecological Assessment, the proposed development footprint is not located within an area identified as containing significant strategic ecological values. Further, the proposed development footprint has been located outside of the Q100 flood line, with all land below the Q100 to be rehabilitated and dedicated to Council“.
