A development application has been lodged for YMCA Building, located at 22 Halpine Drive, Mango Hill.

Designed by COBiE Group, the proposal is for a mixed use building with a maximum building height of 4 stories (approximately 15m high), located between Halpine Drive and Linear Drive. The building will provide an Educational Establishment, Indoor Sport and Recreation, Food and Drink Outlet, Shop and temporary Place of Worship.

The proposal includes sixty eight (68) parking spaces (61 cars and 7 motor cycles) with access proposed to Halpine Drive and Linear Drive via an existing access easement.

The planners at Urban Strategies  state, “the proposal involves the development of an underutilised large lot within an established Urban Neighbourhood community. The development contributes to the existing retail development within the immediate vicinity, and will result in a well-designed/safe and convenient movement network for the immediate area”.

“The proposal has been designed of a height, bulk and scale as intended by the Building Overlay map, and consistent with existing non-residential uses within the hub as precedence. The proposal provides an active frontage to Halpine Drive, and does not provide an oversupply of car parking to ensure the promotion of active transport”.

The proposal includes the 3356sqm of gross floor area, 1,527sqm (28.37%) site cover over the 5,831sqm site area.
