A development application has been lodged by the Young Men’s Christian Association (YMCA) for Indoor Sport and Recreation and Office occupying and existing a Warehouse on Lot 15 located at 25 Harvton Street, Stafford.
The re-purpose of the existing warehouse building located on site, sits within an existing light industrial area, though no extension to the existing building, height or footprint are proposed and the physical elements of the building’s façade will remain unchanged.
The building will consist of the following areas:
– Storage and sorting space for donations (700sqm)
– Office space (400sqm) associated with the storage and the operations.
– An YMCA Indoor Gymnastics Hall (800sqm) which provides financial support for the charitable activities of the YMCA and which also serves a community benefit.
– The proposed development seeks to provide 37% of GFA for Warehouse purposes, 21% of GFA for Office purposes and 42% of GFA for Indoor Sport and Recreation purposes.
The YMCA Gymnastics Hall facility will operate from 8.30am to 7.30pm six (6) days per week and intended to cater for approximately 590 patrons. The warehouse and office uses will operate between 9 am and 5 pm. The building provides 48 car parking spaces in the basement car parking (34 customer car parking spaces and 14 staff spaces) existing access arrangements from Harvton Street retained.
According to the planners at Cardno HRP, the development “The proposed development involves a consistent Low Impact Industry use, and is representative of uses in the broader industrial area. The proposed development involves the adaptive re-use of an existing building and appropriately responds to its context. There will be no impacts on adjacent non-industrial land. A high standard of amenity will be retained and the building will continue to express a distinct industrial character/identity”.
