Café and Coffee Roasting Facility – 44 Wolverhampton Street, Stafford
A development application has been lodged for a Café and Coffee Roasting Facility, located at 44 Wolverhampton Street, Stafford. Designed by James Carr, the proposal is for a Medium Impact Industry (Coffee Roasting) warehouse and Food and Drink outlet (Cafe).
The proposal is to establish a coffee roasting facility with an ancillary café within an existing building, which will include an internal fit out and a new al-fresco seating area. The existing building that will retain the maximum building height of 2 storeys (7 metres) and warehouse appearance.
Development Details
– Coffee Roasting Area (10sqm)
– Ancillary Office Space (40.2sqm)
– Ancillary Storage (57sqm)
– Loading and Parking Area (233sqm)
– Café (54.8sqm) with outdoor seating area
The proposal provides landscaped edges along the site boundaries and cafe frontage to Kedron Brook. Loading zones are provided to each building and car park have been provided to the middle of the site for staff. Six bicycle storage spaces in the alfresco dining area. A total of 8 car parking spaces are available and 1 disabled, with internal driveway providing access to Harvton Street. With pedestrian café entrance from Wolverhampton Street.
According to the planners at Property Projects Australia, “the proposed development involves the reuse of the existing building, which limits the extent of car parking that is capable of being provided on-site. In addition, the scale and intensity of the proposed use and the function of the ancillary Café, which is to support the primary industrial use and surrounding industrial workers, reduces the demand for car parking.”
The proposal is for 162sqm of GFA, though proposes a total site cover of 572sqm of the 792sqm site area.
