A new development application has been lodged for Warehouses and Subdivision, located at 192 Lavarack Avenue and Holt Street, Pinkenba

Designed by Spaceframe Buildings, the proposal is for Two (2) Industrial Warehouses with ancillary ground floor offices, car parking and landscaping and Reconfiguration of a lot of the entire square shaped site into 2 new lots. The existing warehouse, hardstand and associated buildings will be removed to facilitate this proposal.

The proposal key points are as follows:

New Lot 838

  • Lot size 3,247sqm
  • Warehouse on Lot 838
  • Height is proposed to be 10m
  • Gross floor area of 1,705sqm (23.5% of site cover)
  • 2x 7.5m Type B2 crossover into Holt Street

New Lot 837

  • Lot size 4,000sqm
  • Warehouse on Lot 837
  • Height is proposed to be 10m
  • Gross floor area of 2,398sqm (33.1% of site cover)
  • 2x 7.5m Type B2 crossover into Lararack Avenue

Overall Development

  • 45 car parking spaces, including 2 disabled
  • 518sqm (12.6%) contributes to ancillary office space
  • Each warehouse and ancillary office will be 2 storeys
  • Landscaping provided is 370sqm (9% of the site)
  • 4,101.8sqm (56.6%) of total Site Cover

According to the planners of HPC Urban, “the proposed buildings are designed to present attractive facades to Lavarack Avenue and Hold Street. The site design ensures the car parking areas are easily monitored from the buildings and pedestrian entryways to the buildings are identifiable, visible and accessible from both street frontages. Amenity is enhanced through the variation of building material and colours which aid in reducing bulk and increase in the aesthesis of the surround areas.”
