Approved – Urban Village Precinct – Woolworths Street, Everton Park
The Brisbane City Council has approved the four (4) residential towers and retail space within a new Urban Village in Everton Park.
The development application was lodged in January 2018 for 378 multiple dwellings, retail, dining and services within a new Urban Village, located at 35 Woolworths Street & South Pine Road, Everton Park. Since the proposal was the lodged the State Government has announced that plans will be designed for a new road connection between South Pine Road (north of Kedron Brook Creek) through to Stafford Road (east of Mountridge Street) – more on this here.
Designed by Think Tank Architects, the proposal seeks to establish an architecturally designed mixed use development over 5 stages, connected via a open centralised pedestrian boulevard and public plaza connecting to Woolworths Street.
The Urban Village proposal seeks to accommodate retail outlets, restaurants, bars, cafés, shops, food and drink outlets within the ground floor of five (5) buildings and accessed via an internal pedestrian boulevard/plaza space. Four (4) residential towers between 9-16 storeys are positioned above the tenancies, accommodating 378 multiple dwellings.
The proposal also includes a childcare centre, pharmacy and medical centre within a 3 storey commercial building fronting South Pine Road and Woolworths Street. The proposal includes a subdivision of five (5) new lots, one for each of the proposed buildings and facilitating each independent stage.

The planners at Urban Strategies, state that “the positive urban design outcome at the ground plane level represents significant and measurable design excellence. The provision of a pedestrian link through the site with a central plaza focal point surrounded by active uses creates a dynamic and well rationalised urban space. Excellent pedestrian permeability is provided and the significant areas in which the public can access the site benefit the area as a whole. Areas of open space with various landscaped and hardscape surfaces allows for areas of high interaction between the proposed residents, the general public and workers in the area. Together with low impact vehicular access points away from the public areas an exemplary urban structure is proposed which links to surrounding sites which will create a distinct future character for Everton Park.“
The proposed development seeks 29,298.14sqm of GFA, with 531.97sqm (58.9%) site cover over the 11,510sqm site.
