A development application has been lodged for a Residential Care Facility (Stage 2) as part of an emerging aged care precinct, located 34-44 Union Street and 15 Amisfield Avenue, Nundah.
Designed by BVN Architecture, the proposal seeks one hundred and eighty four (184) medium density units within an architecturally designed residential tower that has an overall V shape to maximum the property shape. The building proposes a maximum building height of 7 storeys within the medium density residential zone and has road frontage to Union Street and Amisfield Avenue.
The proposed residential care facility will replace the Zion Lutheran Home (existing residential care facility) transferring all residents into the new facility. The Zion Lutheran Home, car parking, three existing 2 storey houses (detached dwellings) and 3 storey unit block (multiple dwellings) will be removed to facilitate the proposed development.

The proposal seeks to accommodate a restaurant / café with indoor and outdoor seating on the ground floor fronting Union Street, which will be also open to the public.
The ground floor provides a drop off area, large lobby, landscaped entrance, office, restaurant / café as well as services for the residents of the proposed use (including hydrotherapy pool, dentist, GP, massage room, hairdresser, wellness centre, shop and physio).
The proposed development provides 7,160sqm of communal open space, with terrace/balcony areas, landscaping, dining, lounge and activities areas scattered throughout the floors. A courtyard garden placed on the ground floor to the rear of the building which includes a water feature, sculpture garden, turf areas, pergola and arbour. A roof top terrace is also provided.
The proposal contains 42 car parking spaces (31 visitor, 4 café and 7 ancillary spaces including 2 PWD) within the single level of basement parking. Vehicle access is provided connecting Union Street and Amisfield Avenue for services and staff access, with a drop off zone provided to Union Street and basement car parking accessed from Amisfield Avenue. Pedestrian access is provided from Union Street.
The planners at RPS Group state, “it is considered that the proposal is entirely consistent with this land use strategy as a residential care facility which exhibits both excellence in architecture and landscape design. It is expected that the building will, along with other Lutheran Services projects, become a landmark within the Nundah area and a benchmark for contemporary and well-articulated subtropical design. The proposed restaurant / cafe will activate the streetscape”.
A proposed allows for 13,115sqm of Gross Floor Area with 57% site coverage on the 4,877sqm (Stage 2A) development site, within the overall 9,865sqm site area.
