A change to a development approval has been lodged for enhancements to the new Retail and Refurbishments coming to ‘Tryon Plaza’ shopping centre, located at 9 Tryon Street, Upper Mount Gravatt.
Designed by bArki Studio, the proposal seeks changes to tenancy sizes and layout in order to respond to market requirements.
The overall form of development will remain as originally approved and the changes to tenancies and outdoor spaces will not impact their future use.
The proposed layout changes retain the maximum building height of 2 storeys (7.7m in height) and the proposed buildings will maintain the existing height, scale and bulk. The site is within the Principal Centre zone and has road frontage to Mt Gravatt Capalaba Road, Palmdale Lane and Tryon Street.

The proposal provides 109 car park spaces (105 car, 2 motorcycle, 1 RVC and 1 MRV spaces) within the open ground floor car parking areas, with a shared vehicle access to Tryon Street and Palmdale Lane. Pedestrian pathway access is provided to Mt Gravatt Capalaba Road.
The planners at Plan A Town Planning state, “The proposal is for a Shopping Centre which is Centre Activities in keeping with the intent of the zone. The proposal will provide for the revitalisation of an existing underutilised retail site. The proposal is consistent with the intentions of the Upper Mount Gravatt core sub-precinct of the Mount Gravatt Centre Neighbourhood Plan. The proposal will provide for a variety of uses on site and increase street activation through the incorporation of the kiosk structures. Any noise, odour or air emissions will be within acceptable limits for the Principal Centre Zone”.
The proposal includes 2,130.66sqm of gross floor area (GFA) on the 7,337sqm site.
