The development application has been lodged for Multiple Dwellings, located at 82, 88 & 94 Learoyd Road, Algester.

Designed by Linear 56 Design, the proposal seeks forty five (45) townhouses of a low-medium density, arranged in clusters of 2-4 dwellings in 14 buildings over the site. The buildings range in height, with the maximum building height of 3 storeys (slightly more than 9.5m in height).

Each dwelling is provided with private open space in the form of courtyards and balconies that have been positioned outwards along the site boundaries or facing internally within the site. Approximately 948sqm has been provided in a large communal open space along the Purlingbrook Street.

97 car park spaces are provided (90 residents and 7 visitor spaces), with vehicular access taken from Purlingbrook Street or via a shared driveway. Pedestrian access is provided to multiple locations on Purlingbrook Street.

The planners at JFP Urban Consultantsstate, “Despite the ‘Major Industry Area’ designation over a small portion of the site, the finer grain elements of City Plan 2014 identify that the intent for the majority of the site is for residential purposes (detached houses and multiple dwellings). This includes the Zoning pattern and the Calamvale District Neighbourhood Plan. Notwithstanding this, the abovementioned recent development permits for residential purposes have established a clear determination on the site’s suitability for residential purposes and provide strong grounds to suggest that the current Major Industry Areas designation is now outdated”.

The proposal is for 5,855sqm gross floor area (GFA), with 4,313sqm (41%) of site cover, over the 1.047 ha development area on the 5.65ha subject site
