Shopping Centre Refurbishments – Boundary Street, South Brisbane
A development application has been lodged for Refurbishments to the existing Shopping Centre, located at 79 Boundary Street, South Brisbane.
Designed by CCN Architects, and supported by a Heritage Report produced by Conrad Gargett the proposal seeks refurbishments and extensions to the existing ‘The Markets’ Shopping Centre building on Boundary Street, South Brisbane.
The proposal seeks to improve the existing aesthetics and functionality of the facilities provided on-site. The proposal seeks the significant modification of the shopping centre character to am ‘industrial chic’ character and emphasis the original industrial history of the site by prominently displaying the existing steel trusses and columns, and polished concrete flooring.
The concept will be guided by a heritage report that outlines the importance of the site’s historical values. The proposed building extensions does not propose to impact on the surrounding residential amenity and contained entirely within the existing building footprint

– Stairway upgrades, new lift and travellator
– Reconfiguration of existing tenancies
– New basement lobby for improved centre access
– New casual eastern seating area to supermarket tenancy;
– Disability access to the eastern forecourt area
– Refurbishment of the Mollison Street and Boundary Street façades
– New pedestrian access ramps (PWD compliant)
– New rendering, tiles and repaint
– Decorative steel work, original cartway timber trusses and original bottle display
– Improve pedestrian and vehicle access to aboveground car parking
– Landscaping improvements throughout the site
– Reduction of 18 car parking spaces.
The planners at Adams + Sparks state the proposal will provide, “a revitalised shopping centre in a contemporary/modern manner to align with the expectations of the demographics of the local residential catchment. The works will result in a vast improvement to the public realm, through the Forecourt Works and external building treatments, to create a pleasant pedestrian experience along Boundary Street. The extent of works will remain at a suitable scale, to ensure the existing values are retained and improved.”.
The proposal includes a reduction of 34sqm in gross floor area (GFA) to the existing Shopping Centre on the 9,972sqm site.
