A development application has been lodged to change the existing approval for Multiple Dwellings located 23 & 25 Swinburne Street, Lutwyche.
Designed by Ferro Arch Architects, the proposal seeks twenty nine (29) x 3 bedroom medium density units within a residential tower that proposes a maximum building height of 7 storeys within the High Density Residential zone. The existing two (2) single detached dwellings will be removed to facilitate the proposed development.
Private open space is provided in the form of terraces and balconies (ranging from 15sqm – 84sqm), with an additional 85sqm of communal open space on ground floor, which provides landscaping, pool, decking, bbq and open space area.
The proposal contains 58 car parking spaces (54 residential spaces and 4 visitor space) including 36 bicycle parks (including 7 visitor spaces) provided within two (2) basements levels and provides vehicle access to Swinburne Street. Pedestrian access is provided to Swinburne Street and Reid Lane.
The planners at Jensen Bowers state that, “the proposed development is of a height and scale that will contribute to a vibrant and active urban place by increasing dwelling density within close proximity to public transport, neighbourhood centres and recreational spaces. The building size and bulk is offset by architectural design involving detailing, screening and articulation through colours and materials. The design is considered to meet the expectations of the community as the site is zoned for buildings up to 8 storeys in height and a number of recent multiple dwelling developments have been realised in close proximity of a similar size and scale”.
The proposed development seeks 3,376sqm of GFA, with 705sqm (58%) of site cover over the 3,376sqm site.
