A development application has been lodged for a Starbucks Café with drive through and Commercial Building, located at 1111, 1113 & 1115 Ipswich Rd and 11, 15, 17, & 19 Unwin St, Moorooka

Designed by LidoCorp the proposal seeks a Food and Drink Outlet building and Low Impact Industry building over 2 new amalgamated lots. The proposal is located in a Low impact industry zone site bordering by Ipswich Road and Unwin Street.

The boundaries of the site will be landscaped with a 5.4m wide setback to allow for any future widening of Ipswich Road. Pedestrian pathways has been provided to the road frontage and adjoining bus stop. Separate vehicle access is proposed via Unwin Street for both new land uses.



The planners at Urban Strategies state, “The site is located on the western side of Ipswich Road which experiences passing morning traffic, with the Food and Drink Outlet component of the proposal to service morning traffic as well as the industrial area, with this use also sited to provide a transition between the industrial uses to the west and sensitive uses to the east. The proposal is consequently considered an appropriate development in the context in which it is located and has been suitably demonstrated to comply with the relevant Assessment Benchmarks”

The proposal is for 688sqm of gross floor area on the 5,166sqm, with 663.5sqm (23%) site cover over the 2,885sqm development site .
