A development application for Multiple Dwellings that was lodged in May 2018 has been approved by Brisbane City Council. The development is located at 97-107 Stanworth Road, Boondall.

Prepared by Novadeck, the proposal seeks to provide ninety (90) x3 bedroom townhouses of a low-medium density over two (2) stages. Arranged in clusters of 2-6 in a row, the townhouses seek a maximum building height of 2 storeys. The proposal is within an Emerging Community zone and the existing detached dwellings will be removed to facilitate the proposed development.



Each dwelling is provided with private open space in the form of courtyards and balconies, with 3,483sqm has been provided as communal open space (including pool area (also amenities), turfed areas, decking and landscaping).

149 car park spaces are provided (134 residents and 14 visitor spaces), with the main access proposed to Stanworth Road and Aberdeen Parade via an interconnecting common driveway. 24 townhouses are provided access via the existing road network, with the remaining provided vehicle access internally.

The planners at Wolter Consulting Group state, “the proposed development has been planned and designed in accordance with the Emerging Community Zone and features a high degree of legibility and permeability through the siting of buildings in the most optimal locations and clear and well-defined movement networks”. “The development proposes a mix of residential dwellings diversified from the existing house stock in the locality and in close proximity to community facilities, high-frequency public transport and with good access to urban services”.



 

The proposal is for 9,288sqm of gross floor area (GFA), with 7,593sqm (39%) of site cover over the 19,425sqm subject site.
