The planners at I.B. Town Planning  state, “Rather than being a normal stand-alone gym within a commercial or industrial area, this use will promote the co-location of complementary uses with a direct nexus between the indoor sport and recreation uses on the site and the need for an associated gym facility. The complementary nature of these uses will foster an integrated club-like character for all of the users on the site, as well as improve convenience for patrons by reducing the need for additional vehicle trips between separate land uses”.

The sports precinct will provide 1,940sqm of gross floor area, with 2,464sqm (25.9%) site cover over the 9,513sqm site.
