A development application ‘Richlands Square’ has been lodged for a Large Format Retail Centre, located on the corner of Garden Road and 215 Government Road, Richlands.

Designed by POWE Architects, the proposal includes a single storey local commercial centre, providing a range of showroom tenancies sizes,  service station, fast food restaurant and low impact industry tenancy on the corner site over 2 development stages.

The design includes a strip of showroom tenancy positioned along the western boundary, stand along showroom buildings and a combined fast food and service station positioned into the north-east corner of the site.

The proposal provides 184 car parking spaces (7 people with disability spaces) provided within the open car parking areas. Vehicle access is provided to Garden and Government Roads via a new internal driveway.

The planners at Land Partners state, “The proposed development has been architecturally designed with a lightweight and contemporary built form responsive to the site constraints and the location of the site. The buildings are to be low-rise and highly articulated featuring a variety of skillion roof forms, openings, windows and doors and outdoor spaces with an extensive range of high-quality materials and finishes”.

“The built form results in a development that contributes positively to the streetscape, defines the street edge, provides for easily identifiable pedestrian points and is of a bulk and scale consistent with reasonable expectations for the local area.“.

“Given the nature of the use, the proposal seeks to create a modern and simple building design that is integrated with the road frontages. The proposed building areas maintain a low site coverage that is complemented by landscaping”.

The district centre is increased to 5,660sqm of gross floor area (GFA) over the 19,950sqm site.
