A development application has been approved for a Shop, located at 94 Kitchener Road and Oriel Road, Ascot.
Designed by Verve Building Design, the proposal is for an internal fit out of the existing store room associated with the Service station. The proposed shop will be 55sqm in size and co-locate on the existing site, decreasing the size of the service station. The shop will not change the size, bulk or scale of the existing service station.

The proposed shop utilise the existing 9 car park spaces (one (1) PWD space). Vehicle access is retained to Kitchener Road and Oriel Road.
The planners at Place Design Group state, “the minor scale of the proposed development does not constitute the development of a new centre, nor does it represent an extension to the existing Service station. The proposed development utilises the ‘store room’ which is no longer required as part of the Service station to provide a new Shop which benefits local residents. The proposed non-residential use will support the needs of the surrounding suburban living areas and provides a neighbourhood convenience within a walkable catchment.”
The proposal does not increase the gross floor area (GFA)on the 1,973sqm site.
