A development application has been lodged for a Service Station and Fast Food Restaurant, located at 507 Kessels Road and 539-541 Mains Road, Macgregor.

Designed by O’Neill Architecture, the proposal seeks a Service Station, Shop and Food and Drink Outlet within two (2) buildings with a maximum building height of 1 storey (6.5m in height). The service station will be positioned to the north of the site, while the food and drink outlet (with drive through) positioned to the south.

The existing dwelling, outbuildings and tennis court will be removed to facilitate the proposed development. The site is within the Specialised Centre zone and Low Density zoning and has road frontage to both Kessels Road and Mains Road.

Service Station
– Fuel canopy over 5 fuel dispensers
– Shared Loading Bay
– Service Station/ Shop GFA 200sqm
– New underground fuel storage tanks, with split compartments
– car parking spaces provided
– 1 Storey and 6.5m in maximum building height
– Illuminated pylon sign

Food and Drink Outlet
– Shared Loading Bay
– Rear drive through
– 1,644sqm of impervious area
– Tenancy GFA 260sqm
– car parking spaces provided
– 1 Storey and 5m in maximum building height
– Illuminated pylon sign

Forty-Four (44) car parking spaces (two (2) PWD spaces) provided with separate dedicated air/water car space. Access is proposed via internal manoeuvring area to both Kessels Road and Mains Road. The boundaries of the site include a landscaped buffer.

The planners at Mecone state, “Service station is consistent with the uses expected to occur in the Specialised centre (Large format retail) zone. Despite the intent of the Low density residential zone to provide for residential uses, recent upgrades to Mains Road have significantly impacted the safety and amenity of the existing residential use over part of the site. Consequently, the subject site lacks the typical characteristics of a Low density residential site and is a logical inclusion in the proposed development”.

The proposal is for 460sqm of gross floor area (GFA) on the 4,676sqm site area.
