Designed by nettletontribe the proposal seeks thirty eight (38) Medium Density units with a maximum building height of 6 storeys. The existing single detached dwellings will be removed to facilitate the proposed development. The site is within the Medium Density Residential zone and has road frontage to Sammells Drive.

The proposal provides 50 car park spaces (44 residential spaces and 6 visitor spaces) within the basement and ground floor, with access proposed via Sammells Drive. All dwellings are provided with private open space in the form of balconies (ranging from 9sqm – 12sqm), landscaping and 139sqm of deep planting throughout the site. A large 180sqm of communal open space is provided on Level 4, which include a mixture of hardstand and landscaped areas, BBQ facilities and dining tables. A total GFA of 2,378sqm is proposed, with 610sqm (56%) site cover of the 1,093sqm development site
According to the planners at Tam Dang Planning, “the proposed 6 storey building is consistent with the maximum height identified for the relevant precinct under the neighbourhood plan. Accordingly, the proposed built form is envisaged and tailored to its location. The built form has been achieved through the amalgamation of two lots and responds to the unique nature of the subject site. The proposal has been designed to provide a high quality built form addressing the parkland to the south and responds to site constraints i.e. overland flow path and topography. The subject site is surrounded by Medium Density Residential zoning and as such, it is envisaged the majority of adjoining properties will be redeveloped in the future..”
