Dining & Retail Precinct – Samford Road, Keperra

A development application has been lodged for a commercial and retail development, located at 1004 Samford Road, Keperra.

The proposal seeks to align with the approved structure plan for the Keperra Quarry Preliminary Approval over the site, which supports a Neighbourhood Centre within the proposed location. The proposal also includes a subdivision to create the new local road and Samford Road intersection.

Designed by Twohill & James, the proposal seeks a mix of land uses within a cluster of commercial buildings and associated outdoor dining areas. The proposal is over three buildings forms to the north, west and east of the site, with a maximum building height of 2 storey (10.95 metres in height).

The proposal seeks the following centre activities: Club, Community Use, Educational Establishment, Food and Drink Outlet, Function Facility, Health Care Services, Indoor Sport and Recreation, Office, Service Industry, Shop and Veterinary Service.


 




The proposal seeks to provide pedestrian access walkways along the frontage of all retail tenancies and from the proposed tenancy fronting the new road running through the centre of site. The pedestrian connections provide an increase in site accessibly and functionality.

– Two (2) possible retail tenancies (First Floor)

The proposal contains 76 car parking spaces (including 2 disability space) and two motorcycle spaces within the open car park fronting the three buildings. Vehicle access is provided to Samford Road via an internal driveway.

The planners at Wolter Consulting Group state the proposal “The overarching design rationale for Keperra Quarter is to deliver a dining precinct and retail village which responds to site characteristics and contextual influences, whilst also addressing those aspects of community need which inform the proposed uses and design outcome.

 Keperra Quarter provides a local convenience function built around dining and social engagement at a built form scale which is consistent with the nearby existing and planned low density residential locality. The proposal is consciously designed to maintain a human scale commensurate with a boutique dining and retail experience identified through the community need analysis”.

 



The proposal includes 1,829sqm of gross floor area (GFA), with 1,829sqm (36.95%) of site cover across the 4,950sqm site.
