A development application has been lodged for Multiple Dwellings, located 209 Rode Road & 27 Spence Road, Wavell Heights.
Designed by Ellivo, the proposal seeks to provide sixteen (16) x 3 bedroom townhouses of a low-medium density, arranged in clusters of 2-3 in a row, with a maximum building height of 2 storeys (less than 9.5m). The proposal is within a low density zone and will remove the two (2) dwellings to facilitate the development.
Each dwelling is provided with private open space in the form of rear courtyards (minimum 35sqm) that have been positioned outwards along the site eastern boundary.
267sqm (6%) of the site is proposed for communal open space, provided centrally and along the site boundaries in three locations. The communal open spaces will include communal vegetable garden, seating / fire pit and turfed area. A pedestrian access is provided to Rode Road.
32 car park spaces are provided (29 residents and 3 visitor spaces), with the main access proposed via new internal common driveway connection to Spence Road.
The planners at Wolter Consulting Group state, “the development is reflective of a high quality architectural and landscape design and includes ample amounts of private and communal open space, to deliver a housing product to maximise the sites locational qualities whilst providing housing choice in an otherwise predominantly homogenous locality. The development is representative of a modern architectural style, which celebrates functionality and high-quality design. The building design presents well to both street frontages which offer a prominent entry statement to both lots. Collaboration between the architecture and landscape architecture teams has delivered additional elements of visual interest and functional open space areas to create a vibrant residential community.”
The proposal includes a site cover of 1,394sqm (34%) over the 4,097sqm subject site.
