A development application has been lodged for Café and Industrial / Warehouses Facilities located at 590 and 594 Rode Road, Chermside.

Designed by Red Door Architecture, the proposal seeks a food and drink outlet and thirty two (32) individual warehouse / light industry tenancies over 3 stages . The warehouses with optional internal mezzanine first floors with a maximum building height of 2 storey (7.5m in height).



 

The tenancies will be constructed within the proposed 5 large buildings positioned along the site boundary and circular movement driveway for vehicle manoeuvring around the site. The new buildings will provide a variety of tenancy sizes.

The vacant site is part of a development application currently being assessed which is for the subdivision of land 2 into 7 industrial lots (Council Ref A005260341). The proposal includes lots 1, 2, and 5 of the pending subdivision application.

136 car parking spaces are proposed across the site, including 2 disabled car parking space. Each lot will be provided a driveway to service the proposed warehouses, which will gain access via a new bridge constructed across the existing creek and large internal driveway to Rode Road.

The planners at Urban Strategies state, “The proposal provides additional industrial tenancies within the industrial area of Chermside. The design and layout of the development is modern and will positively contribute to Brisbane’s industrial economy. The development caters to an identified demand for small warehouse tenancies and provides a suitable redevelopment of the current industrial site. The small food and drink outlet on Lot 2 will play a supporting role for the industrial uses”.

The proposal is 7,283.3sqm of GFA (tenancies varying in size from 45.8sqm – 498.5sqm), over the 21,690sqm subject site.
