A development application has been recently lodged for Rochedale Town Centre – Stage 3, located at Gardner Road & Miles Platting Road, Rochedale.
Designed by POWE Architects, the proposal is for Centre Activities (Extension to Existing Shopping Centre), Supermarket and Specialty Stores. The proposal provides the second supermarket and further car parking in the final integrated stage of the Rochedale Town Centre.
The key details of the proposed facility is provided below:
– Proposed reduction of GFA for Building 6 (802sqm GFA to 203sqm)
– 1,606sqm of new supermarket floor-space (9,722sqm for the town centre)
– Two (2) adjoining retail and/or food and drink outlets (110sqm and 93sqm of GFA)
– Outdoor Dining Area and Plaza entrance
– Pedestrian connections to Town Centre
– 26 additional car spaces (total 474 spaces)
– Landscaped batter and lawn area
– Large awning over the this section of the sites duel frontage
According to the planners at Planning Initiatives, “The built form and proposed uses provide in Stage 3 of the Town Centre are consistent with the broad intent of the Rochedale Urban Community Local Plan, and will provide opportunity for the growth of urban activity and the establishment of local character and a sense of place for the community. Rochedale Town Centre will provide a focal point for residents and visitors, and contribute an active and vibrant retail hub to the region, which currently has limited similar urban development. The cumulative Stage 1, 2 and 3 Town Centre proposal will provide the cornerstone for future commercial, retail and higher density development to a District Centre scale within the Rochedale Town Centre”.
The Ultimate Development Concept has also included for the future redevelopment of the site. The ultimate Development Concept is designed to evolve from the Stage 2 design, through the development of the fast food and service station pad sites along the Miles Platting Road frontage as well as the Future Development Site in the north eastern corner.

The proposed expansion of the Town Centre function of the site from that originally approved as part of Stage 1 of the ‘Rochedale Town Centre’ (BCC reference: A002341246 and Permissible Change reference: A004332385) Stage 2 was lodged 13 September 2016 and approved 9 February 2017 (BCC reference: A004476466).
