Retail Refurbishments – Stafford Heights Shopping Centre
A change to a development approval has been lodged for enhancements to the new Retail and Refurbishments coming to ‘Stafford Heights Shopping Centre’, located at 734 Rode Road, Stafford Heights.
Designed by Bureau^Proberts, the proposal seeks to provide an enhanced visual presentation to the existing shopping centre extension situated in the north-west of the site. The changes retain the approved stand alone tenancy building form opposite the existing shopping centre building.
Proposed Amendment Works
– New feature screening
– New Retained Tenancy – 220sqm (+ 90sqm plaza area)
– Remove shade cloth from car parking areas
– Shade sails retained directly fronting Appleby Road
– Revised car parking layout (173 spaces)
– New publicly accessible amenities
– Removal of shade cloth columns
– New public forecourt space
– Pedestrian crossings
– Landscape around car parking spaces
– Removal of bin storage and services
The planners at Tam Dang Planning state, “the proposal is not considered to “dramatically change” the built form. There is no material change to the main building form in terms of scale or footprint, with the additional GFA (14sqm) required only for the amenities between the retail tenancies. The changes to screening details are cosmetic in nature to reflect a more contemporary approach in architectural design”.
Overall the shopping centre will be increased to 4,519sqm of gross floor area (GFA), with 5,834site cover, over the 14,508sqm site.
