A development application has been lodged by Home Consortium for the internal redesign and extensions to an approved Retail Centre, within the former Masters Home Improvement Store, located at 144 Pine Road, Richlands.
Designed by The Buchan Group, the proposal seeks a new internal configuration of the existing Retail Centre building to facilitate a range of retail and commercial tenancies to create a new lifestyle and shopping destination. The proposal seeks to retain the existing building height, scale and bulk.

The proposal will retain the childcare centre to the west of the building (currently being assessed by council) and outlines that a Fresh & Save Food Supermarket is proposed for tenancy 5. A large extension is proposed to the east of the existing building for a 24-hour gym tenancy.

The proposal retains the majority of the former Masters car parking and use the retained vehicle access to Pine Road and pedestrian access to Pine Road and Garden Road.
The planners at Urbis state, “The proposed layout involves active land uses at the edge of the building to bring a level of activity to the site at different times of the day. This will involve a series of small-scale kiosks that assist to break up the main building bulk whilst creating a welcoming, pedestrian friendly ‘laneway’ type experience that brings interest at a human scale”.
The proposal includes 11,820sqm of gross floor area (GFA) of the existing Masters, which is positioned on the 48,610sqm site.
The Questions now are what will it look like and who will occupy the former Masters Building, as the Home Consortium is made up of the following bulky good tenants, Spotlight, Anaconda, Chemist Warehouse, JB Hi-Fi, The Good Guys, Super Amart, BBQs Galore, Boating Camping Fishing (BCF), Super Cheap Auto and Amart Sports.
