Retail Centre Expansion & Childcare Centre – Gowan Village Shopping Centre


A development application has been lodged for extensions to a existing Retail Centre and Childcare Centre, located at 158 Gowan Road, Sunnybank Hills (Gowan Village Shopping Centre).

Designed by JNC Architecture, the proposal seeks a new two storey building that fronts the corner of Gowan Road and Brandon Road that will accommodate a variety of retail tenancy sizes and a fast food restaurant.

Separately the proposal seeks a single storey childcare centre over the southern portion of the site set back from Gowan Road. The proposal seeks a rear outdoor play area, under cover verandas and activity rooms along the southern side boundaries. The proposals will demolish existing car parking spaces and redevelop a rear southern vacant site to facilitate the redevelopment.

The site is within the Neighbourhood Centre and Emerging Community zones, aswell as the Algester-Parkinson-Stretton Neighbourhood Plan, with road frontage to Gowan Road and Brandon Road.

The proposed child care centre includes 68 car parking spaces (two (2) PWD) within an open and basement car parking areas. Pedestrian pathway access is provided to Gowan Road and retains an access to Brandon Road.

The planners at Town Planning Alliance state, “The proposed shopping centre extension seeks to provide new food & drink outlet and shop tenancies towards Gowan Road. The new building for the shopping centre is 3 storeys in building height and presents a modulated and articulated built form to break down the perceived bulk and scale“. 

The proposal includes 1,915sqm of gross floor area (GFA) on the 10,218sqm site.
