A new development application has been lodged for a Residential Care and Retirement Facility, located at 52 Seven Oaks Street, Taringa.
Designed by Deicke Richards Architects, the proposal seeks two hundred and fifty five (255) single bedroom units within the Residential Care Facility and one hundred and fifty (150) units within the Retirement Facility. The proposal is within three (3) separate building of a medium to high densities and an overall maximum building height of 16 storeys (85.3m in height).

Stage 1 – Building 3 – Residential Care Facility (255 Beds)
Stage 2A – Building 2 – Retirement Facility (53 Units)
Stage 2B – Building 1 – Retirement Facility (98 Units)
The Residential Care Facility (Building 3)
Located to the eastern of the overall site the building fronts Seven Oaks Street, with pedestrian access provided to central foyer, café and reception via an entry forecourt. Ancillary facilities (office, administration, meeting room, staff room and amenities) are also located on this level. Back of house and ancillary facilities (laundry, kitchen, maintenance store, storage and staff training areas) are provided on the lower ground floor
Clusters of room types (between 34sqm – 48sqm) break up with general floor layout of the facility, with lounge, sitting and dining areas provided throughout the floor levels. Typically room types range and provides a range of outdoor terraces within Building 3.
The entry forecourt includes a covered porte cocher pick-up/drop off zone. Vehicle ingress to the is provided a western crossover over the site to the east. Access to the basement (lower parking levels) is provided to Seven Oaks Street.
The Retirement Facility
Two (2) buildings are proposed, which are provided with pedestrian access to Whitmore Street. A shared vehicle access, including a covered porte cocher pick-up/drop off zone and access to the basement (lower parking levels) is provided to Whitmore Street.
Independent Living Units (Building 1)
Ninety Eight (98) x2 bedroom independent units are proposed ranging between 96sqm – 114sqm, are provided with balconies away orientated to Whitmore and Seven Oaks Street supporting casual surveillance of the streetscape.
Assisted Living Units (Building 2)
Fifty Three (53) x2 bedroom assisted units ranging between 100sqm-101sqm are provided with balconies face Seven Oaks Street supporting casual surveillance of the streetscape. All units have access to support with health care and daily living needs including access to in home care, cooking, laundry and cleaning services. Staff treatment and utility areas are provided on each level, along with communal dining area.
The planners at Town Planning Alliance, state “the proposal adopts a high quality architectural design that incorporates the use of a range of innovative design techniques to reduce the appearance of bulk and scale and ensure a visually balanced façade. The building façades are articulated through a range of design elements including varied setbacks, recess, deep balconies and outdoor rooms. Planter boxes, vertical and horizontal shading devices and projecting bays add further articulation and layering to the building facades. The inclusion of projecting bay elements break the building facades up into smaller distinct components”
The proposal provides a total of 169 car parking spaces (1 ambulance and 4 pwd parking spaces) provided within 2 basement levels. The proposal involves three (3) vehicle crossovers, being two (2) crossovers to Seven Oaks Street and one (1) crossover to Whitmore Street.
A proposed allows for 21,066sqm of Gross Floor Area, a site coverage of 5,173sqm (43.72%) of the overall 11,832sqm site area.
The planners at Jensen Bowers Group Consultants state, “A high quality architecturally designed building is proposed that will provide a positive contribution to the visual fabric of this locality. The proposed building bulk, scale and height is in context with other new development recently constructed in the immediate locality, is consistent with the previous approval over the land and does not result in adverse visual or amenity impacts”.
