A other change development application has been lodged for two Residential Buildings, located at 26 Balaclava Street, Woolloongabba.

Designed by NAM- Concept the proposal is for two hundred and forty (240) high density units within two (2) residential building, with a maximum building height of 20 storeys.

The existing two storey buildings proving a hardware supply, shop, and offices on the site will be removed to facilitate the proposed development. The site is within the Mixed Use (Inner City) zone, with frontage to Balaclava Street, Jurgens Street and Walker Street.

Road frontage setbacks are provided to Balaclava Street to accommodate the council road widening requirements.

The planners at Urban Strategies state, “the changed development has been tailored to its location and site characteristics. The subject site is strategically located within walking distance to commercial amenity, employment opportunities, public transport and public open space”.

“The changed development proposal seeks to capitalise on its strategic
location, providing urban renewal and consolidation of infrastructure, while also contributing to services and commercial space delivery to further strengthen the appeal of the precinct. The site does not adjoin any lower order zones or require“.

The proposal provides with 2,470.81sqm (83%) site cover over the 2,976.89sqm subject site.
