A development application has been lodged for a mixed use development, located 9 Overend Street and 31-33 Wellington Road, East Brisbane.

Designed by Rothelowman, the proposal seeks a mix of retail, community and speciality tenancies in the ground floor, with one hundred and eighty one (181) units of either a permanent residential (Multiple Dwelling) and short-stay (Short-Term Accommodation) within the residential tower above.

The residential tower is 14 storeys along Overend Street, stepping to 16 storeys fronting Wellington Road and 18 storeys at the corner of Wellington Road and Overend Street where it is built to boundary. The tower is setback between 6m to 17.6m from the adjoining eastern site boundaries.

A laneway is provided on the ground floor with a mix of studios, workshops and area that will provide co-work/live options for residents.

The proposal provides 221 car parking both the three basements and ground floor levels. The basement will provide 212 residential car park spaces and the ground floor provides 9 visitor spaces. Access rom the basement and ground floor car parks will be from Overend Street. 207 bicycle parking spaces are provided across the ground floor and level 1 of the residential buildings.

Ground Floor Landscaping

The planners at Mewing Planning Consultants state, “The development results in a high quality design that provides an interesting outcome for this prominent corner site and as viewed from Nile Street. The proposed design has taken architectural inspiration from the industrial character of the locality, whilst providing a contemporary form that positively contributes to the streetscape”.

“The building incorporates a mixture of steel and large glazing panels along the lower floors of the tower that give reference to the industrial past of the locality, decorative concrete panels on the podium, decorative pressed concrete detailing up the towner form and perforated metal screening”.

A proposed seeks a site coverage of 1,332.80sqm (49.9%) of the overall 2,671sqm site area.
