The site is within the high density residential zone and the Kangaroo Point Peninsula Neighbourhood Plan. The existing dwellings will be demolished and 2 significant trees to remain to facilitate the proposed redevelopment.
The proposal includes private open space in the form of balconies for every unit. 478sqm of communal open space is provided between the tower’s rooftop and ground level.

The proposal contains 54 car parking spaces (49 residential spaces and 5 visitor spaces) and 49 bicycle spaces (39 residential spaces and 10 visitor spaces) provided within 2 basements levels. Pedestrian and vehicle access is provided to Lambert Street.
The planners at Allan Van Planning state, “The proposed development is a well‐design high‐rise building with design outcomes consistent with the ‘buildings that breathe’ criteria set‐up by Brisbane City Council. The building complies with the maximum building height and site cover requirements for the site. The building has been designed to maximise the
development opportunity on the site and be consummate lot size and shape”.
The proposal includes 3,723sqm of gross floor area (GFA), with 543sqm (44.88%) of site cover over the 1,210sqm subject site.
