A development application has been lodged for a residential tower, located on an irregular shape site at 110 Vulture Street, West End.

Designed by DAH Architecture, the proposal seeks thirty six (36) medium density units in a single residential tower that has a maximum building height of 7 storeys. The design seeks to respect the adjacent local heritage place (Watson Terrace).

The site is within the High Density Residential Zone and South Brisbane Riverside Neighbourhood Plan. The existing three (3) storey short-term accommodation building comprising forty-four (44) accommodation rooms will be demolished to facilitate the proposed redevelopment.

The proposal contains 54 car parking spaces (49 residential spaces and 5 visitor spaces) and 49 bicycle spaces (39 residential spaces and 10 visitor spaces) provided within 2 basements levels. Pedestrian and vehicle access is provided to Lambert Street.

The communal rooftop provides a swimming pool, lounge areas, barbeque and outdoor dining. The ground floor provides a retail space (68sqm) fronting Vulture Street along with the pedestrian entrance.

The planners at Mewing Planning Consultants state, “The development provides a varied and modulated built form outcome to Besant Street. The setback to the fire stairs creates a vertical expression in the built form that breaks up the façade and creates the appearance of two attached forms. The development also includes variation and modulation in the building line, which is created by the two storey unit form”.

“The development provides a landscaped edge, including deep planting, to Besant Street. The landscaping will include large subtropical trees and tiered landscaping that will contribute to the amenity and character of the street, soften the streetscape edge and define the street edge”.

The proposal includes 1,766sqm (83.34%) of site cover over the 2,119sqm subject site.
