A development application for Stockwell Development Group has been lodged for a residential tower, located on a rectangular shape site at 4,6 and 8 Bailey Street and 10 Kurilpa Street, West End.

Designed by Mode Design, the proposal seeks seventy eight (78) medium density units in a single residential tower that has a maximum building height of 9 storeys. Communal open lawn space, seating, dining and landscaping have been provided on the rooftop floor.

The site is within the High Density Residential Zone and South Brisbane Riverside Neighbourhood Plan. The existing single storey warehouse buildings accommodating small businesses are set to be demolished to facilitate the proposed redevelopment.

– Thirty Five (35) x 3 bedroom apartments
– Fourteen (14) x 3 bedroom apartments
– Level 8 (Rooftop) communal area
– Levels of basement.

The proposal includes private open space in the form of balconies for every unit. 347sqm of communal open space is provided between the tower’s rooftop and ground level entrance.

Communal open space area for residents consists of:
– Sun beds and decked area
– Swimming pool and pool lounge
– Outdoor dining and terrace area
– Productive herb garden within the planting
– Television area
– Podium planted landscaped areas
– Sub-tropical share trees.

The proposal contains 138 car parking spaces (126 residential spaces and 12 visitor spaces) and 78 bicycle spaces (20 spaces) provided within basements levels. Vehicle access is provided to Tondara Lane and pedestrian access to all three road frontages.

The communal rooftop provides a swimming pool, lounge areas, barbeque and outdoor dining. The ground floor provides the lobby access Tondara Lane from the pedestrian entrance.



The planners at RPS Group state, “Given the site contains a slope downwards from east to west, the building height will vary across the site if an even floor plate is provided. The development proposes floors which no stepping to accommodate the slope, meaning that the building height at the lower side of the slope will be one storey greater than the building height on the higher side of the slope”.

The proposal includes 9,090.8sqm of gross floor area, with 1,877.7sqm (79.36%) of site cover over the 2,365sqm subject site.
