New stores have been announced by the centre management that are to open at Racecourse Village. The shopping complex commenced construction in early 2017 and was scheduled to open mid 2018.
The development application was lodged in 2016 for a Woolworths Supermarket and Specialty Stores within a Commercial and Retail Neighbourhood Centre, located at 230 Lancaster Road and 170 and 180 Nudgee Road, Ascot. This is also located in Sub Precinct 5A of the overall redevelopment of the Eagle Farm Racecourse.
Designed by Thomson Adsett Architects the proposal seeks a Neighbourhood Centre that with eleven specialty retail tenancies (ranging in size from 82sqm to 200sqm) including Retail, Indoor Sport and Recreation, Liquor Store (BWS), Medical Centre, Restaurants, Shops and Office tenancies, as well as an anchored Woolworths Supermarket.
The proposed Neighbourhood Centre has a maximum building height of 2 storeys (14.5m high), with the second storey limited to directly above the specialty retail tenancies and supermarket area of the building limited to one storey plus a mezzanine level. Fixed outdoor dining area will be provided as well as an seven commercial tenancies on the second storey.
Pedestrian access is provide via footpath connections and lined marked crossings. The specialty stores have been positioned behind the supermarket shielding the stores and providing a quieter environment instead of along Nudgee Road which has been lined with trees to break the bulk of the supermarket from the Nudgee Road Streetscape.
An open car parking area with shade sail protection provides a majority of the 297 car parking spaces provided fronting the specialty stores, with 16 staff, 6 PWD and 7 motorcycle car parking spaces provided. Staff parking is provided at the rear of the supermarket tenancy for staff and the remaining located in the northern half of the site. 2 new vehicle access locations have been proposed to the main access located in the northern internal road to be delivered by Brisbane Racing Club and Mirvac to Nudgee Road (intersections are not proposed as part of this application).

According to the planners at Urbis, “the proposed development supports the existing use on the site for the purpose of the Eagle Farm Racecourse, while allowing for the redevelopment of the facility as a vibrant and revitalised mixed-use precinct. The proposed development is of a size, scale and design consistent with the character of the Eagle Farm Racecourse and does not result in any adverse amenity impacts. The proposal represents sound planning, will not result in any potential adverse impacts on the amenity of the surrounding environment, and is entirely appropriate in the context of the Preliminary Approval and the site’s function as the Eagle Farm Racecourse”.
6,328sqm of GFA is has been proposed and approximately 6,156sqm (28.3%) of site cover of the 21,740sqm irregular shaped development site area, which forms part of the 477,430sqm total site area. A 2,613sqm allotment has been set aside in the south of the subject site for future redevelopment.
