The development application has been lodged for Multiple Dwellings, located at 11-13 Priory Street, Indooroopilly.
Designed by AEQuilibrium Pty Ltd, the proposal seeks thirty two (32) Medium Density units with a maximum building height of 5 storeys (19.5m high). Undercroft car parking provides for a total of 55 car parking spaces including 50 dedicated residential spaces and 5 visitor spaces, accessed via 2 driveways from Priory Street.

Development Mix
– Twenty (20) x 2 bedroom units; and
– Twelve (12) x 3 bedroom units

Private open space in the form of balconies are provided for each unit with communal recreation (162sqm) of the site area on the rooftop deck. This communal recreation area includes a landscaped terrace, outdoor dining, seating and BBQ facilities. A total of 3613.35sqm (233%) in GFA  is has been proposed, with approximately 918sqm (64.8%) of site cover of the 1,417sqm rectangular shaped site.

According to the planners at Town Planning Alliance, “The proposed design provides for a series of private open space areas that will support a high degree of amenity for future residents. Specifically, the proposed units contain generously sized landscaped courtyards at ground level and balconies along the upper levels directly off the main living space. The design also provides a large communal open space roof deck that supports casual recreation for residents. Furthermore, the design achieves a high quality built form outcome that incorporates the use of a range of innovative design elements that result in visually balanced façade and a high degree of streetscape appeal.”
