A development application has been lodged for a Childcare Centre, located at Payne Road, The Gap.

Designed by Alto Architects, the proposal seeks a redesigned Childcare Centre building with a maximum height of 2 storey (less than 9.5m in height). The two (2) existing residential dwellings will be removed to facilitate the proposal on the corner of Payne Road and Goldie Street in The Gap.

The previous development application was refused by Council (A004818667) and the refusal upheld by the Planning and Environment Court.

The proposed child care centre includes an under croft car parking area, providing 15 car park spaces (one (1) PWD space). The proposed seeks all vehicle and pedestrian access via Payne Road.

The planners at Town Planning Alliance state Careful attention has also been paid to the intended outcomes of The Gap Neighbourhood Plan. Specifically, the development responds to existing vegetation with the floorplan designed to integrate the mature Poinciana tree in the Payne Road frontage. This tree will largely screen the building from view and serves to further delineate the building into two residential-scale ‘pods’. Similarly, the play area opens to the adjacent public open space to increase casual surveillance, and the playground has been designed around the two mature gum trees within the eastern boundary”.

The proposal includes 683sqm of gross floor area (GFA), with 665.91sqm (46.6%) of site cover across the 1,429sqm site.
