A development application has been lodged for a Master Planned Residential Community, located 94-190 Park Ridge Road, Park Ridge.
Designed by Saunders Havill Group, the proposal seeks to a variation to the local planning scheme, to provide a variety of new zones to facilitate a new master planned residential community. The zones will align with the local planning scheme, allowing residential, parks, environmental and conservation areas to be established.
Future Development Stages
Proposed Stages 1 and 2
The proposal is for a Reconfiguration of a Lot (9 lots into 129 residential lots, large balance area and drainage lots, new park and roads) over 4 sub stages. Future stages are envisaged, however not part of this development application,
The development is divided into four stages and sequencing is proposed as follows:
– Stage 1a provides 24 residential lots, 369m of new road and 1.019 ha parkland
– Stage 1b provides 43 residential lots and 542m of new road
– Stage 2a provides 38 residential lots, 545m of new road and 2.436 ha parkland
– Stage 2b provides 23 residential lots and 227m of new road
6.5 ha of public open space will be dedicated to council as public open space, divided into two recreations parks which are located centrally and in the north west of the site.
The planners at Saunders Havill Group state, “the proposed development footprint will avoid the western waterway and largely avoid impacting on the central waterway. The proposal does seek to make some modification to the central waterway corridor, however it is noted that the proposal will maintain the ecological function of the waterway corridor”.
The District Recreation Park located centrally will be provided in Stage 1a and 2a, which will provide 1 ha of drainage reserve for the existing waterway corridor and 2.41 ha of active park space surrounding it. The Local Recreation Park located in the north west will be provided at a later stage.

– Kick-about areas
– Half courts
– Pump track
– Peddle park
– Dog park
– Picnic facilities (BBQ, shelter, seating)
The planners at Saunders Havill Group state, “the proposed development seeks to apply the Low Density Residential Zone (Suburban Precinct) over the majority of the subject site to facilitate the development of residential dwellings. The proposal also seeks to control the built form outcome over the entirety of the site through a Plan of Development which sets the level of assessment for certain future applications and built form provisions”.
The proposal includes 128 new lots, new roads and 6.5 ha parkland space on the 50.133 ha subject site.
