A development application has been approved for a Childcare Centre, located 54-66 Old Bay Road and Thompson Street, Deception Bay.
Designed by Whiteroom Architects, the proposal is for a Childcare Centre with a maximum building height of 1 storey (less than 8.5m high). The site is within a General Residential zone and seeks to remove a single dwelling and structures to facilitate the childcare centre redevelopment.
– 200 children
– GFA 784sqm
– 1 storey design
– Outside play areas (1,467sqm)
– Boundary landscaping
– Acoustic fences
– Open car parking
– Bicycle spaces
Hours of operation
– 6am to 7pm Monday to Friday
The proposed child care centre has an open car park, providing 55 car park spaces (one (1) PWD space). Vehicle and separated pedestrian access is proposed to Old Bay Road.
The planners at Urban Strategies state, “the proposed Child Care Centre has been designed to suit the irregular shape of the site, individual site constraints and to complement the low density character of the locality. The siting of the Child Care Centre also considers future development of the remaining portion of the site”.
“The design of the development is considered typical of the use proposed, locating primary play space towards the centre of the development and the building around, to assist with the mitigation of noise and allowing each room to open into the space.”
The proposal includes 7848sqm of gross floor area (GFA), with less than 50% site cover over the 2,251sqm development site, which forms part of the 16,381sqm overall site.
