A development application has been lodged for two commercial office towers, with food and drink outlets with waterfront views overlooking the express way below, located at 309 North Quay, Brisbane CBD.
Designed by Blight Rayner, the proposal seeks two (2) commercial office towers that have a maximum building height of 30 storeys (143.4m in height). The six (6) podium levels of the proposed towers will provide office space and a mix of retail kiosk tenancies (bars, restaurants, food and beverage) with dining on the ground floor.
The existing four storey commercial building (including a radio station and offices) will be demolished to facilitate the proposed redevelopment over two stages.
The proposal will contribute a public pedestrian pathway along the southern boundary. Verandah rooms are positioned on the ground floor of each tower that provide cafe’s and function space. The tower outdoor plaza space will be shaded by covered landscaped roofing.

The proposal provides 328 car parking spaces and 462 bicycle spaces within a combined 5 basement levels and all access via ramps are provided to May Street.
The planners at Urbis state, “The proposed development is an important part of the revitalisation of the north quarter precinct. The development involves two iconic gateway towers into the precinct and provides a highly active and publicly accessible ground plane. This will contribute to the creation of an active and vibrant precinct around the new Roma Street Cross River Rail Station, Brisbane Metro Station and Brisbane Live”.
“The proposed development will provide for a new pedestrian arcade through the site connecting May Street to North Quay. This will complete the future pedestrian link from the ‘front door’ of the new Roma Street Station to North Quay and the William Jolly Bridge and Southbank. This will provide significant pedestrian connectivity benefit for the public”.
The proposed development seeks to significantly improve the pedestrian connections around the site by introducing planting and streetscape improvements that create safe and pleasant spaces to traverse. The development also delivers the pedestrian connections that are envisaged in the Roma Street Precinct Renewal Strategy.“
The proposal seeks 66,240sqm of gross floor area, with 3,214sqm (49.9%) in site cover across the 6,436sqm development site.
