A development application has been lodged for office, restaurants, cafes and retail tenancies, located 50 First Avenue, Maroochydore City Centre.

Designed by Cox Achitects, the proposal seeks an forteen (14) storey office building, supported by mix of ground floor tenancies. The building is opposide the City Hall, with frontages to First Avenue, South Sea Islander Way and Lightning Lane.

The proposal provides 144 car parking in 4 levels of the podium and provices access to Lightning Lane and pedestrian access will be from First Avenue or South Sea Islander Way.

The planners at ADAMS + SPARKES Town Planning state, “The design proposes a 5-storey podium whereas the Precinct Plan provides for only a 3-storey podium, noting that there is no maximum height in metres stipulated for the podium. It is considered that this can be addressed in providing a visually refined and aesthetically interesting screening treatment, which
includes elements of glazing and art installations visible from the public realm”.

“In addition, the height of the podium is comparable to that approved for City Hall and the incorporation of a consistent height for this built form element, framing the western side of First Avenue/South Sea Islander Way intersection provides a positive outcome for the site when viewed form the public realm”.

A proposed seeks 10,849sqm of gross floor area on the covered of the overall 1,407sqm site area.
