A development application has been lodged for a mixed-use proposal within a commercial office tower, located at 166-180 Breakfast Creek Road and 37-49 Ross Street, Newstead.
Designed by Arkhefield, the proposal seeks an architecturally designed mixed use development that provides for retail uses in the podium, and childcare centre, shop (day spa), healthcare services, indoor sport and recreation (gym) and office uses in an eight (8) storey commercial building and function facility on the rooftop.
The ground floor of the new office buildings will provides a retail arcade with a mixed of restaurants, shops food and drink outlets that will internally face and provide a pedestrian entrance and cross block link to Ross Road.
Level 2 provides access to further large retail tenancies and car parking levels facing Ross Road. The commercial tower has lobby and lift access to level 2 from entrances off the ground floor retail arcade.
Level 3 provides healthcare and gym tenancies, a childcare centre and mixed use commercial tenancies. The top of the podium provides an opportunity to provide open terrace and forecourt space, with boundary landscaping.
The site is within the mixed use zone and the Newstead North neighbourhood plan. The proposal will remove the existing car park and storage to facilitate the redevelopment.

The planners at Mewing Town Planning state “The site presents a range of contextual and planning characteristics that create the opportunity for a non-residential, mixed use outcome that will contribute to the mix of land uses, will create a range of employment and activation opportunities and will complement the recent development outcomes in the Breakfast Creek
Precinct”.

The proposal includes 5,509.7sqm of gross floor area, with 2,754sqm (81.3%) site cover over the 6,777sqm development site.
