A development application has been lodged for office and retail tenancies, located at 75-77 James Street, Fortitude Valley.

Demolition Plan

Designed by Twohill & James, the proposal seeks to demolish the rear of two (2) pre 1911 dwelling houses, raising the existing frontage and façade to construct new building extensions beneath and behind.

The proposed three (3) storey building (14.05m maximum building height) seeks to co-locate the food and drink, office and shop land uses together within a range of tenancy sizes for each floor.

The design includes the retention of portions of the pre-1911 dwellings, in a built to the boundary proposal. The building includes contemporary architecturally designed elements that seek to response to the existing buildings along James Street.

The proposed development includes 3 car parking spaces within a rear garaged car park. Vehicle access are proposed to Southwick Lane, with pedestrian access provided via lift and stair case provided to James Street.

The planners at Property Projects Australia state, “the proposed development importantly retains and repurposes the existing pre-1911 buildings, presenting as a three (3) storey commercial development. The development has responded to the prevailing height and density of this area of James Street providing a ‘nod’ to the Queensland character and a modern sub-tropical design that typified the James Street precinct”.

“It has responded sensitively to its’ adjoining neighbours, providing a stepped interface and appropriate setbacks to residential uses and also to the commercial characters buildings through the siting, orientation of the development and sympathetic retention and re-use of the pre-1911 dwellings”.

The proposal includes 1,227sqm of gross floor area (GFA), with 600.96sqm (96%) site cover, over the 626sqm site.
