A development application has been lodged for an Office Building, located at 240-244 Stafford Road, Stafford.

Designed by Elevation Architecture, the proposal seeks a five (5) storey office building (maximum building height 24.13m) that seeks to accommodate thirty-two (32) tenancies and proposed a rooftop garden.

The four levels will provide over 850sqm each of commercial office space, with the 75sqm of the rooftop, providing an external courtyard, enclosed entertainment area and dedicated rooftop landscaping around the perimeter.

The unique facade will exhibit a high quality contemporary aesthetic and integrated vertical planting. The existing tenancies will remain on site, with the rear car parking area to be removed to facilitate the proposed redevelopment.

The proposal provides one hundred and thirty (130) ground floor car parking, combined with twenty one (21) dedicated bicycle parking spaces and four (4) motorcycle parking spaces. Pedestrian and vehicle access is provided to Stafford Road.

The planners at Planning Initiatives state, “The design of the proposed new building will exhibit a high quality, contemporary aesthetic which incorporates an extensively articulated façade and integrated vertical planting, in combination with generous ground level deep planting that responds to the prevailing characteristics of the surrounding locality and
provides a suitable interface and transition to adjoining land uses”.

A proposed seeks 3,530.57sqm of gross floor area on the 7,419sqm site area.
