A development application has been lodged for Multiple Dwellings, located Lot 1, 239 Norris Road, Bracken Ridge.
In November 2016, a subdivision for 12 lots and access from Norris Road was approved by Brisbane City Council (ref: A004476860) Lot 1 (1,681sqm) from this approval is the subject site of this subsequent development application.
Designed by MPS Architects, the proposal seeks to provide nine (9) x3 bedroom townhouses of a medium density nature within the Emerging Community Zone.
The townhouses are arranged in 3 triplex buildings formations with a maximum building height of 2 storey (less than 8.5m). Each dwelling is provided with private open space in the form of rear courtyards and balconies. A 2m minimum wide landscaped strip, visitor parking and internal road are positioned along the boundary of the subject site.
9 car park spaces (including 7 resident garaged spaces and 2 visitor spaces) with vehicular access taken from Norris Road, via the new access driveway.
According to the planners at RPS Group, that state, “through appropriate building design, the proposed form of development while integrating with the established neighbourhood scale and density will be generally equivalent to typical detached housing with a maximum of 2 storey dwellings proposed. As such, there is not anticipated to be any impacts external to the site beyond the typical expectations of a traditional residential neighbourhood.”
