New Townhouses – 121 Beatrice Terrace, Ascot

A new development application has been lodged for Multiple Dwelling, located 121 Beatrice Terrace,  Ascot.

Designed by Custom Design and Drafting, the proposal is for three (3) x 3 bedroom town houses of a Low – Medium Density nature and a maximum building height of 3 storeys (under 9.5m). The older residential single dwelling will be demolished as part of this development.

The proposed building design seeks to address the existing topography, height and setbacks impact on the adjoining residents, to co-exist with the 2 storey unit complexes surrounding the subject site.

The proposal provides a gross floor area of 618sqm, with private open space (total 203.6sqm), Communal space (24sqm), boundary landscaping and total site cover of 255.7sqm of the 642sqm rectangle site. The proposal contains 7 car parking spaces (6 car parks spaces for the residential units and 1 visitor spaces).

According to Steffan Town Planning, “three-storey development was a common attribute of the locality with a precedent set just one allotment to the east of the subject site. Additionally, a reduced front and rear setback are also proposed in order to integrate more seamlessly into the surrounding development. The multiple residential development adjoining to the east has similar setbacks to that of the proposed, in addition, the elements proposed to be within the prescribed setback are lightweight patios and balconies. The site allows for ample site for deep planting and will have a positive contribution to the Beatrice Terrace character whilst providing for development intended for its zone”.

Summary
The application seeks to increase the density set out under the City Plan 2014 to reflect the storey height, scale under the Low-Medium Density Residential Zone and a sought modern design that council may consider to integrate well with the streetscape.
