A development application has been lodged for a Neighbourhood Shopping Centre, located on the corner of Alma Road and 289 Old Gympie Road, Dakabin.
Designed by Thomson Adsett, the proposal includes a two storey local shopping centre, providing a range of specialty store tenancies, bottle shop service station, fast food restaurants and tavern/hotel on the corner site over 5 development stages.
The design includes a strip of retail tenancy positioned along the western boundary, fast food and service station positioned into the north-east corner and tavern (hotel) and outdoor greenspace provided in the south-east corner of the site. The proposal also includes a balance site for future redevelopment.

The proposal provides 327 car parking spaces (7 people with disability spaces) provided within the open car parking areas. Vehicle access is provided to Old Gympie Road and Alma Road via a new internal driveway.
The planners at IB Town Planning state, “The architectural design of the development has been formulated in response to the location of the site, with an emphasis on the hotel use activating the intersection of Old Gympie Road and Alma Road, with the service station and food outlet uses located further along Old Gympie Road behind the hotel”.
“This ensures that there is a balance between uses that are car oriented and require exposure to passing traffic, and the activation of the road frontages with appropriate built form”.
“Given the nature of the use, the proposal seeks to create a modern and simple building design that is integrated with the road frontages. The proposed building areas maintain a low site coverage that is complemented by landscaping.”.
The district centre is increased to 3,920sqm of gross floor area (GFA) over the 37,490sqm site.
