Multiple Dwellings – Vulture Street, Kangaroo Point


A development application by Aria Property Group has been lodged for multiple dwellings, located at 304-306 Vulture Street and 58 Leopard Street, Kangaroo Point.

Designed by Rothelowman, the proposal seeks ninety eight (98) medium density luxury residential units within a residential building that has a maximum building height of 20 storeys. The three storey podium provides a landscaped pedestrian access to the ground floor lobby, a pedestrian entrance from Leopard Street, three levels of car parking and bicycle storage.

The existing two storey prop house building will be removed to facilitate the proposed site redevelopment, within the Mixed Use (Inner City) and High Density Residential zone and Kangaroo Point South Neighbourhood Plan. The site also abuts Precinct 2 of the Interim Land Use Plan (November 2021) of the Cross River Rail Priority Development Area (PDA).

The proposal seeks 197 resident car parking spaces (165 residential and 10 visitor spaces) and 65 bicycle parking spaces within the 3 levels of the basement and 2 levels of the podium.

The planners at Saunders Havill Group state, “The proposal exhibits a high standard of architectural and urban design as demonstrated in the Architectural Plans and Design report prepared by Rothelowman. The overall design includes some thought-leading architectural principles including an elevated podium and landscaped gateway architectural form. The design also includes unique architectural detailing elements at the ground plane, throughout the height of development and at the roof plan that provides for interesting subtropical responses on the individual floor plates”.

“The building complies with the acceptable outcome for building height and sits comfortably on the site. The building is commensurate with the site’s utility by virtue of compliance with resident car parking rates, deep planting, private open space and communal open space and delivery of an exceptional public realm. Accordingly, the proposal does not represent an overdevelopment of the site.”.

The proposal seeks 1,086sqm (76%) of site cover over the 1,429sqm site area.
