A development application has been lodged for Multiple Dwellings and Subdivision, located at 46 Portal Street, Oxley.

Designed by Impact Developments, the proposal seeks twenty two (22) 3 bedroom townhouses of a low-medium density nature and a subdivision (1 into 6 lots and new local road) over 2 stages.

Development Details

The townhouses are arranged in clusters of 2-4 building formations and have a maximum building height of 2 storey (less than 9.5m in height). Each dwelling is provided with private open space in the form of rear courtyards and balconies ranging between 32sqm and 79sqm that have been positioned along the site boundaries with deep planting. 317sqm of communal open space is provided north eastern part of the townhouse development balance lot.

37 car park spaces (33 residents and 4 visitor spaces) are provided, with the main access proposed via new internal common driveway connection to the newly constructed extension of Sandi Street (part of Stage 1), with pedestrian access to Portal Street.

The proposal seeks a Reconfiguration of a Lot (1 into 6 lots), seeking a range of lot sizes from (288sqm – 453sqm) for five (5) residential allotments and the proposed townhouses lot.

The planners at Jensen Bowers state, “the proposed development is wholly consistent with the intended form, size and scale of the Locality which numerous similar developments located within close proximity to the site. The development utilises a variety of materials, colours and built form elements such as recesses and projections to reduce building bulk and create an attractive built form that is sympathetic to the surrounding area and natural environment.”

The proposal includes a site cover of 1,861sqm (40%) over the balance townhouse lot on the original 7,466sqm subject site.
