It is clearly defined and physically delineated for pedestrians which is separate to vehicle movements. The entrance is clearly visible from Old Cleveland Road and will create an attractive and easily legible space for pedestrians”.

“The proposal will present as highly finished contemporary building located within a landscaped setting that reflects its residential predominance. The building does not include an awning but this is unnecessary as the building does not achieve a continuous frontage and has rather provided substantial opportunity for deep planting providing valuable shade and mico- climate benefits for pedestrian and residents. This will make a valuable contribution to the quality of the environment along Old Cleveland Road at this location and St. Leonards Street”.

The proposal includes 8,100sqm of gross floor area (GFA), with 1,507sqm (55%) site cover over the 2,740sqm development site.
