2Development Mix
– Forty five (45) x 2 bedroom Medium Density apartments
– 130sqm ground floor office tenancy

The proposal provides 70 car park spaces (62 residential spaces and 8 visitor spaces) within the basement and ground floor, with access proposed via Kuran Street. All dwellings are provided with private open space in the form of balconies (ranging from 13sqm – 37sqm), landscaping and 22sqm of deep planting throughout the site. A 95sqm rear area for communal open space is provided, which include a mixture of hardstand and landscaped areas, BBQ facilities drying area and lawn. A total GFA of 4,142sqm is proposed, with 823sqm site cover of the 1,078sqm development site

4 3According to the planners at Saunders Havill Group, “the proposed multiple dwelling has been architecturally designed to create an attractive and visually interesting development that engages positively with the street. The visual bulk of the development is reduced by generous areas of landscaping and the retention of existing street trees together with variation in materials and architectural features. The proposal is generally consistent with the scale and intensity of the built form intended for this locality through the Chermside  Neighbourhood Plan, particularly the Mixed Use Precinct.”
