Designed by Ryall Smyth Architects, the proposal seeks Centre Activities (Shop, Food & Drink Outlet, Short-term Accommodation) and Multiple Dwellings proposing twenty eight (28) high density units ranging from 59 – 148sqm and a maximum building height of 6 storeys. The Retail (single storey building) will be demolished to facilitate this development.

The proposal provides 35 car park spaces (23 tenant spaces and bicycle storage (basement) and 8 tenant spaces and 4 visitor spaces (ground floor), with access taken from Newmarket Road. All dwellings are provided with private open space in the form of balconies and 131sqm (13.5%) of common area is also provided. A proposed total of 2,484sqm (257%) in GFA has been outlined with 792.12sqm (82%) site cover of the square corner site of 967sqm.
[espro-slider id=5270]According to the planners at Reel Planning, “the design provides significant variation in the façade through use of horizontal and vertical elements, as well as balconies and recesses. Being a corner site, the proposed setbacks optimize the separation to neighbouring sites to the west and south, with setbacks averaging over 4m to each side boundary. The design seeks flexibility to allow an interchangeable mix of long and short term accommodation as the market demands. For this reason, the proposal does not nominate which units are long or short term use and instead allows for flexibility.“
