A development application has been lodged for Multiple Dwellings, Cafe and Rooftop Bar, 495 Hawthorne Road and 360 Riding Road, Bulimba.

Designed by ZA Architects, the proposal is for Multiple Dwellings (14 Units), Food and drink outlet (Café) and Hotel (Rooftop bar) with a maximum building height of 3 storeys. The site is within a low-medium density residential zone and will remove an existing TAB betting facility to facilitate the proposal.

Rooftop Bar/Recreational space
The proposal includes a shared partially covered communal recreation area (400sqm) comprising a swimming pool with pool bar, pool deck, booths, dining tables, landscaping and amenities.

The proposal has been designed with 3 levels of basement car parking, providing 37 car park spaces. Vehicle and pedestrian access is proposed to Hawthorne Road, with separate additional pedestrian access provided to Riding Road.



The planners at Town Planning Alliance state, “The subject land is within the 2 or 3 storey mix zone precinct of the Low-medium density residential zone. Notwithstanding that the subject site does not meet the threshold of being within 400m walking distance of a public transport station to warrant a Code Assessable third storey, there is considered to be merit in the proposed third storey of residential uses. While being zoned residential, the site is a
somewhat isolated residential lot, owing to its triangular configuration, dual frontage to District roads, and contextual surroundings being on the periphery of both District centre and Community facilities zoning. The third storey is set back from the southern boundary by 3m to achieve adequate separation from and transition from the adjoining residential property”.

“The community expectation, based on existing properties and recent approvals for residential developments in the immediate vicinity, is for low- to mid-rise development predominantly ranging from two to four storeys, owing to the contextual location within proximity to a range of centre activities, public transport connections and open space opportunities. An assessment of the local area has determined that there are several existing or approved developments within the immediate surroundings of three or four storeys”.

The proposal includes 1,771.7sqm of GFA, with 769sqm (67%) site cover over the 1,143sqm site.
